Thanks. I've never heard of OCLN... I'll look into it. Guns, car, real estate... check. Been shopping for an addition property, market is insane... 40+ offers on the last property I made an offer on. I don't give up though, onward. What is the "right guns"?

I hear slot of stories about people "over leveraging".... some successful, some not. I guess it's all about risk tolerance. I personally would never buy a property if I didn't have 20% available cash for the DP and $ set aside for repairs, vacancies, etc

I believe all non profits have to file a PUBLICALLY AVAILABLE statement on how much their "non profit" executives salaries are... that is a good place to start to weed out fake non profits....

True. Unfortunately my income property is in a county/state where tenants have more rights than landlords. I only hire competent property manages that don't play games so 10 years and never had a tenant skip out on rent. Worth paying a PM imo. But having cash stacked is always smart, still do that!
